Four documented properties, 9.319 acres and a proposed hospital point to a major new healthcare investment. The newest acquisition came after the 60,000-square-foot concept was drawn, leaving the door open to an even larger vision.

In Part 1, we followed the history that created today’s Athens-Oconee healthcare landscape. Now the public record shows another major health system putting down roots. Wellstar owns the three properties beneath a proposed hospital at Research Quarter and has added a fourth, highly visible corner property nearby. 1,2,3,6
The official name, final rendering, services and opening timeline remain Wellstar’s to introduce. We respect that. We also believe the community can celebrate what is already visible: a substantial investment by a respected Georgia health system, made in a location with the potential to serve patients throughout Oconee County, Athens-Clarke County, and the surrounding region.
We hope this is the beginning of a long relationship between Wellstar and the physicians, practices, families and civic partners who already call this community home. At 26 Foot & Ankle, we would be proud to be part of that relationship.
THE PICTURE IN FIVE FACTS
- The original Wellstar footprint contains exactly 6.509 acres across three Research Parkway properties.
- Those properties contain 1.921 acres, 2.443 acres and 2.145 acres, respectively.
- The later Wellstar purchase adds the 2.81-acre signalized corner tract at 1180 Virgil Langford Road.

Four properties tell a bigger story
The story begins with three consecutive properties at 1521, 1701 and 1817 Research Parkway. County records identify Wellstar as the owner, and the revised Research Quarter plan recombines them into the lot labeled for the proposed hospital.
There is no need to round the numbers. The three properties contain 1.921 acres, 2.443 acres and 2.145 acres. Their exact combined acreage is 6.509 acres. The 5.20-acre number that also appears on the plan refers to allowed lot coverage, not Wellstar’s land ownership.
Then came the corner. Oconee County GIS states that parcel C 01 032B at 1180 Virgil Langford Road contains 2.81 acres. A deed-record summary based on Georgia PT-61 filings reports that Wellstar paid $2.75 million, with the deed recorded July 30 in Deed Book 1867, Page 384. Boswell Group marketed the property at the signalized Oconee Connector and Virgil Langford Road intersection and now marks it sold.
Add the 2.81-acre corner to the original 6.509 acres and the documented Wellstar footprint becomes exactly 9.319 acres. Reporting placed the first three April purchases at $5.7 million. Together with the reported corner purchase, that is $8.45 million invested in four properties.
Land alone does not tell us every detail of the final project, but it does tell us something important about commitment. Wellstar is not simply testing the waters. It is assembling a meaningful position in one of the fastest-growing healthcare corridors in the region.
The fourth property opens the door to a bigger vision
The sequence is as important as the acreage. The public concept plan is dated June 22, 2026, and shows a proposed 60,000-square-foot, three-story hospital on the 6.509-acre Research Parkway footprint. The deed for the 2.81-acre corner property was recorded July 30, more than a month after that plan was drawn.
In other words, the public saw the hospital concept before Wellstar’s documented land position grew to 9.319 acres. That does not prove the building will be larger than 60,000 square feet. It does mean the plan now visible in county files may show the beginning of the story rather than its final chapter.
The fourth property could create room for a larger hospital, future expansion, new clinical services, medical offices, parking, campus access or another supporting use. It may also remain separate. Those choices belong to Wellstar, and we look forward to seeing how the health system brings the properties
together, if that is its plan.
For now, 60,000 square feet is the documented public baseline. It should not be described as a confirmed final ceiling. The additional acreage gives Wellstar flexibility, and flexibility is valuable when a health system is planning not just for opening day, but for the needs of a growing community years into the future.
A healthcare anchor within a larger destination
The proposed hospital sits within Research Quarter, a 22.63-acre mixed-use development that could contain up to 250,000 square feet across 11 buildings. Public planning documents also identify two additional medical-office buildings, existing medical offices, a hotel, retail space and a coffee shop.
On August 4, the Oconee County Board of Commissioners approved, with ten conditions, a modification to the existing Research Quarter rezoning conditions. The action accepted a revised concept plan showing combined lots and raised the maximum allowed building area for the full development from 174,500 to 250,000 square feet.
That vote did not approve a Wellstar hospital, issue a building permit or authorize clinical operations. It changed the development-wide parameters for Research Quarter. The 60,000-square-foot hospital remains a proposed feature of the submitted concept plan, with further project-specific steps still to come.
That surrounding mix matters. Patients rarely experience healthcare as a single building. They move among physicians, imaging, rehabilitation, pharmacies, lodging, meals and family support. A thoughtfully planned district can make those connections easier while creating a place where clinicians and healthcare partners want to build lasting practices.
More access, more connection and more care close to home
Athens-Oconee already has healthcare organizations worth being proud of. Piedmont serves the area through its hospital network and Oconee Health Campus. St. Mary’s has deep community roots. Independent physicians and specialty practices provide much of the continuous, personal care patients rely on every day.
Wellstar’s arrival can add to that strong foundation. More capacity, services and clinical relationships can give patients additional options while creating new opportunities for hospitals, physicians and community practices to coordinate care.
For patients, that can mean shorter drives, more appointment options and care that is easier to reach with family and support systems nearby. That is especially meaningful for residents of Oconee County and surrounding rural communities who may now travel farther for advanced services.
For the healthcare community, thoughtful growth can support recruitment, referrals and collaboration. The best outcome is simple: strong organizations working alongside one another so each patient can receive the right care in the right setting, as close to home as practical.
A partner we hope to grow with
At 26 Foot & Ankle, this development feels personal. Our Watkinsville team already cares for patients throughout Athens-Clarke and Oconee Counties. We understand the difference between having good care somewhere in the market and having coordinated care close enough to be practical for a patient
and family.
Our philosophy will remain the same: conservative treatment first, surgery only when it is the right next step. When advanced imaging, inpatient support or surgery becomes necessary, a strong relationship with a local hospital can connect the exam room, operating room and recovery process far more smoothly.
This moment also connects two communities our practice serves. On August 26, Wellstar Columbia County Medical Center is scheduled to open at 5000 Gateway Boulevard in Grovetown, near our Columbia County office at 202 Insperon Drive. Wellstar describes the new six-story, 100-bed hospital as an investment in access across the CSRA, including nearby rural counties. At nearly the same moment, public records in Oconee County are showing the outline of another possible Wellstar healthcare investment close to our Watkinsville-Athens office.
To see Wellstar growing near two communities we serve is meaningful. It creates the possibility of stronger local relationships, smoother transitions between offices and hospitals, and more access for patients who might otherwise travel farther for care. Whether in Columbia County or Oconee County, care closer to home can reduce the burden on families and help local physicians coordinate more effectively.
We are excited about what Wellstar’s growing presence could mean for patients and families across the communities we serve. Investment in local healthcare strengthens access, creates new opportunities for coordinated care and supports the high-quality care patients deserve close to home. That is why our response to these records goes beyond curiosity. It is genuine excitement about what this development could bring to the region.
Respecting the announcement that belongs to Wellstar
The public documents show a proposed hospital footprint and Wellstar land ownership. Separately, the county approved changes to the existing Research Quarter development conditions, including raising the development-wide square-footage cap from 174,500 to 250,000 square feet. That vote was not approval of a hospital itself. The records do not yet provide the hospital’s official name, final design, clinical services, bed count, construction schedule or opening date. The current state Certificate of Need tracking report also does not list a Wellstar hospital filing tied to Oconee County or Research Parkway.
Those are not reasons to dismiss what the records show. They are simply the next pieces of the story, and they should be announced by Wellstar and the appropriate public agencies when the time is right. We are happy to celebrate the direction today while giving Wellstar room to introduce the finished vision on its own terms.

The distinction is straightforward: the investment and hospital plan are documented, while the operational details remain Wellstar’s story to tell.

What we will be watching next
The next chapter may include a formal Wellstar announcement, a revised plan showing whether the corner property connects to the larger campus, traffic and transportation updates, detailed construction plans, permits, healthcare approvals and an opening timeline.
We will continue following those records and sharing what is confirmed. More importantly, we will be cheering for a project that could bring new resources, new relationships and new possibilities to the patients we all serve.
Before the rendering and ribbon cutting, before the service lines and opening date, we can say this much with confidence: Wellstar is making a significant investment in the Athens-Oconee area, and a meaningful new healthcare presence is beginning to take shape.
